The inauguration of the Haryana section of the Dwarka Expressway by Prime Minister Narendra Modi has set the stage for a transformative shift in Gurugram’s real estate landscape. With the aim of improving traffic flow and easing congestion between Delhi and Gurugram on NH-48, the expressway’s opening is poised to fuel development along its corridor.

Constructed at a cost of approximately ₹4,100 crore, the Haryana section of the Dwarka Expressway encompasses two key packages: the Delhi-Haryana Border to Basai Rail-over-Bridge (ROB) and Basai ROB to Kherki Daula. This infrastructure project aims to provide direct connectivity to the IGI Airport in Delhi and the Gurugram Bypass, offering commuters an alternate route to alleviate traffic congestion.

The emergence of residential clusters along the Dwarka Expressway has been facilitated by improved connectivity and infrastructure development. According to JLL’s analysis, the region has witnessed robust sales and launches of housing units, reflecting increasing consumer confidence in under-construction projects.

In 2023 alone, a total of 12,409 housing units were sold in this submarket, representing 66% of overall sales in Gurugram. With the majority of these units under construction, the Dwarka Expressway has become a hotspot for premium launches in Delhi NCR.

Furthermore, significant land acquisitions by real estate developers, coupled with the completion of over 11,000 housing units in 2023, underscore the area’s rapid growth potential. As the submarket continues to witness a rise in average capital values and demand from end-users, the Dwarka Expressway is poised to redefine Gurugram’s real estate landscape.

The inauguration of the expressway is expected to drive demand and prices upwards, particularly among buyers seeking modern amenities and enhanced connectivity. With the market witnessing increased traction from buyers in Delhi and non-resident Indians, the future looks promising for Gurugram’s real estate sector.
